Full Management Service

This service will give you a full peace of mind that your property is in safe hands under our management team, whilst you carry on with your life. The service is ideal for the investor who has many properties and little time to deal with the day to day management or the 1st time landlord who does not have the time or experience to carry out their own management.

Our Full Management Service includes all of the following: –

  • The initial valuation/appraisal
  • To let board displayed at the property
  • Email property details to prospective tenants registered on our system
  • Accompanied viewings available 7 days a week
  • Interview and assess applicant suitability
  • Undertake referencing and credit check of the suitable applicant
  • Check Right to Rent
  • Detailed inventory undertaken with photographs included and meter readings
  • Prepare and sign tenancy agreement by tenant and on behalf of landlord at commencement of tenancy.
  • Collect first months rent and security bond and forward to you with a full breakdown invoice (our fees will be deducted at this stage)
  • Bond secured on our deposit protection scheme
  • Collection of each months rent and forwarded to you with monthly invoice and breakdown for your tax records
  • Regular property inspections with yearly legionella inspection
  • Any maintenance required carried out on behalf of the landlord
  • Final move out inspection at the end of the tenancy

Let Only Service

We will find a suitable tenant for the property and oversee their move into your property on your behalf. Once we have successfully moved the tenants into the property the day to day management would be left up to you, the Landlord.

Our Let Only Service includes all of the following:-

  • Email property details out to registered potential tenants
  • Accompanied viewings available 7 days a week
  • Interview and assess applicant suitability
  • Undertake referencing & credit checks of the suitable applicant
  • Right to rent checks
  • Prepare and sign tenancy agreement and other relevant legal documentation
  • Collect first months rent and forward to you with a full breakdown invoice (our fees will be deducted at this stage)
  • Collect deposit (security bond) and register within the DPS
  • Produce and fully photographic and written inventory

Extra Services for Let Only Option

Rent Guarantee Insurance

This is a rent guarantee insurance that acts as a safe guard to any Landlord. A 6 or 12 month rent protection and legal expenses covering: –

  • Default on rent payments by tenant that has passed our referencing checks for up to 12 months
  • Legal costs associated with gaining possession of the property are covered.

Move Out Reports

  • Final move out inventory prepared
  • Negotiation of deposit release and dilapidation costings
  • Preparation of dispute resolution paperwork and/or Statutory Declaration

Tenant Fees

  • Application Fee for 1st Person £100 (inc VAT)
  • 2nd & Subsequent Applications Over 18 £50 Each (inc VAT)
  • Guarantor Fee £50 Each (inc VAT)
  • Administration Fee £180 (inc VAT)
  • Pet Despoit From £150

Landlord fees

  • Tenant Find Only £350 + VAT
  • Fully Managed £295 Set Up With 10% Per Month (All Plus VAT)
